When purchasing a home, I always highly recommend that my clients seek a home inspector as part of the conditions to the contract of Purchase and Sale. So how do you go about choosing an inspector?
Always get a list of at least 3 different professionals that your REALTOR® has either previously used or whos' clients used. It is up to you, the purchaser/buyer, to call, interview and select them independantly; afterall, you are the one who is paying to have an inspection done.
Be cautious of a REALTOR® who offers to pay for an inspection, as this can appear to be a conflict of interest or it can create one. The property inspector could be suspected of not wanting to jeopardize the transaction of the person paying him or her, who might then not ask for his or her services again in the future.
