When reading the statistics from the Real Estate Board of Greater Vancouver, it's really important to remember one thing: it's for GREATER VANCOUVER. Meaning, this includes places like Port Moody, Ladner, Surrey and the North Shore. Some

call it: pocket real estate. Would it be fair to compare Downtown Vancouver to Port Coquitlam? Each area/suburb as their own unique set of characteristics.

For example, the official market type for Downtown Vancouver and North Vancouver is a Balanced Market. However, the official market type for Vancouver Westside and Richmond is a Buyers Market. (*information obtained from SnapStats)
